How to Start Generating Bookings Before Your NC Vacation Rental Is Even Ready

One of the most common mistakes new NC vacation rental owners make is waiting until their property is completely ready — fully furnished, professionally photographed, and perfectly staged — before listing it on Airbnb or VRBO. This approach leaves weeks or months of potential booking revenue on the table.
In a live session with the Short Term Rental Secrets community, Mike Reilly walked through the pre-launch strategy he uses for every new property that joins the NC Stays portfolio. This article covers that strategy in detail.
Why Pre-Launching Works
Airbnb's algorithm rewards new listings with a temporary boost in search visibility — the platform wants to help new listings get their first bookings and reviews quickly. This visibility window is most valuable in the first 30 to 60 days after a listing goes live. If you wait until your property is fully ready to list, you miss this window entirely.
By pre-launching your listing — creating a listing with the information you have available, setting your first available date to a realistic launch date, and pricing competitively to capture early bookings — you can start generating bookings and accumulating reviews before your property is even ready to receive guests.
What You Need to Pre-Launch
A pre-launch listing does not require professional photos — it requires enough information to give prospective guests confidence that the property will be ready and worth booking. This includes an accurate description of the property, its location, and its key features; a realistic first available date that gives you enough time to complete any remaining preparation; and competitive pricing that reflects the property's value while acknowledging that it is new to the market.
For NC beach properties, the location and key amenities are often compelling enough to generate bookings even without professional photos. A beachfront property in Emerald Isle or a mountain cabin in Brevard with a hot tub and game room will attract bookings based on the description alone — provided the listing is well-written and the pricing is right.
The NC Stays Pre-Launch Process
When a new property joins the NC Stays portfolio, we begin the pre-launch process immediately — even before the property is fully ready. We create a listing with the best available information and photos, set the first available date to allow time for final preparation, and begin marketing the property through our direct booking channels and social media presence.
By the time the property is fully ready for its first guest, it typically already has two to five bookings confirmed and is on track to achieve Superhost status within its first 90 days on the platform.
