Revenue impact asks: how much will this amenity increase my nightly rate and occupancy? Competitive differentiation asks: how many comparable properties in my market already have this amenity? Guest experience quality asks: will this amenity consistently deliver a great experience, or will it create maintenance headaches and negative reviews?
An amenity that scores high on all three dimensions is a clear investment. An amenity that scores high on revenue impact but low on guest experience quality — like a hot tub that is difficult to maintain — requires careful consideration of the operational implications.
The Highest-ROI Amenities for NC Beach Properties
Based on data from the NC Stays portfolio and broader market research, the amenities that consistently deliver the highest return on investment at NC coastal properties are private pools, hot tubs, game rooms, and outdoor entertainment spaces. Private pools are the single most impactful amenity in the NC beach market — properties with private pools command 30 to 50 percent higher nightly rates than comparable poolless properties in the same market.
Hot tubs are particularly valuable for shoulder season revenue. A property with a hot tub can extend its peak season by four to six weeks — capturing bookings in October, November, March, and April that would otherwise go to competitors. In a 20-week peak season market, this extension can add $15,000 to $25,000 in annual revenue.
The Highest-ROI Amenities for NC Mountain Properties
In the NC mountain markets — Brevard, Blowing Rock, Nebo — the amenity calculus is somewhat different. Wellness amenities perform exceptionally well: saunas, cold plunge pools, and outdoor hot tubs are highly sought after by the affluent guests who choose mountain escapes. Game rooms with high-quality equipment (pool tables, shuffleboard, arcade games) are also strong performers, particularly for group bookings.
Outdoor spaces — fire pits, covered porches with mountain views, outdoor kitchens — are table stakes for premium mountain properties. Properties without these features are increasingly difficult to position at the premium price points that make the investment worthwhile.
Amenities That Are Not Worth the Investment
Some amenities that seem appealing in theory deliver disappointing returns in practice. Kayaks and paddleboards, for example, are frequently cited as desirable by guests in surveys but rarely drive booking decisions or justify premium pricing. Arcade games and ping pong tables deliver lower returns than pool tables and shuffleboard. And any amenity that requires significant ongoing maintenance — outdoor movie screens, elaborate water features, complex smart home systems — should be evaluated carefully against the operational cost and guest experience risk.
