The 4 Stages of Vacation Rental Photography That Separate Top NC Properties from the Rest

During a Facebook Live session with the Short Term Rental Secrets community, Mike Reilly walked through the four-stage photography framework he uses across his NC property portfolio. The session was prompted by a simple observation: most vacation rental owners know they need professional photos, but very few understand what makes the difference between good photos and great ones.

This article breaks down each of the four stages and explains what NC Stays does at each step to ensure every property in our portfolio is presented at its absolute best.

Stage 1: The Pre-Photography Project Plan

The most important work in vacation rental photography happens before the photographer arrives. The pre-photography project plan answers three questions: What does this home need to look like? What story are we trying to tell? And what specific shots are essential to capture?

For a beachfront property in Atlantic Beach or Morehead City, the hero shots are obvious: the ocean view from the deck, the pool at golden hour, the master bedroom with the water visible through the window. But the pre-shoot plan also identifies the supporting shots — the kitchen that signals a premium cooking experience, the game room that promises fun for the whole group, the outdoor shower that speaks to the beach lifestyle.

Stage 2: Staging for the Camera

Staging for a vacation rental photo shoot is different from staging for a real estate listing. The goal is not to make the space look empty and neutral — it is to make it look lived-in and inviting. Fresh flowers on the kitchen island. Beach towels folded on the pool chairs. A charcuterie board on the outdoor dining table. These details signal to a prospective guest that this is a place where memories are made.

Stage 3: The Shoot Itself

For a premium NC vacation rental, a professional photo shoot should take four to six hours and produce 60 to 100 edited images. The photographer should capture every room, every outdoor space, and every amenity — including detail shots of premium features like a hot tub, a sauna, a game room, or a private dock.

Timing matters. The best exterior and pool shots are taken during the golden hour — the 30 to 60 minutes after sunrise or before sunset. Interior shots benefit from a combination of natural light and carefully positioned artificial lighting. A photographer who rushes through a shoot in 90 minutes is not doing justice to a property that represents a $500,000 to $2,000,000 investment.

Stage 4: Listing Optimization

The final stage — and the one most often overlooked — is listing optimization. This means selecting the right photos for the right positions in the listing, sequencing the gallery to tell a compelling story, and writing descriptive alt text for every image. The cover photo is the most important single element of any vacation rental listing: it determines whether a potential guest clicks through or scrolls past.
